Understanding the Housing Market in Derby: Key Facts and Figures

Sitting in the south of Derbyshire on the banks of the River Derwent, and with a population of 261,400 as of the 2021 census, Derby is a relatively new city, having achieved city status only in 1977. It is however a very old settlement. It was founded by the Romans, later taken by the Anglo-Saxons and then by the Vikings. Not only did it grow significantly during the Industrial Revolution, but it can also claim to be one of its birthplaces and home to among the first UK factories. During the 19th Century, with the arrival of railways, and perhaps unsurprisingly, due to Derby's location within the country, the city became an important centre for the British rail industry. Equally as important, in the early 20th Century Rolls Royce opened a car and aircraft factory in the town. Today, Derby's economy is still very much orientated around engineering and advanced manufacturing. It is still very much a base for the UK's rail industry and aerospace is equally important. Combined, these two sectors account for approximately 30% of the city's GVA and 12% of employment, approximately 15,000 jobs. But it is not just about quantitative but qualitative work. The average manufacturing worker in Derby generates twice the value for the national economy, compared to an average manufacturing worker in the East Midlands as a whole. One reason is the investment. Infinity Park Derby, for instance, is a unique hub and collaboration between Derby City Council and Rolls Royce, which leads the way in terms of national engineering innovation. Derby is home to eight Arts Council National Portfolio organisations as well as a wide range of artists, galleries, musicians, studios and theatre companies. It is a city of rich, built heritage and museums that celebrate its industrial past. And the city is working to expand its cultural offerings further, with a cultural strategy in place to secure funding for, and deliver on, the development of physical and digital spaces to encourage creativity and collaboration, alongside educational programmes to promote the arts. Also included in the strategy is a plan for citywide regeneration that includes culture as a matter of course, creating a liveable and sustainable city and communities. As is true of most of the East Midlands, property prices in Derby are well below the national average with homes in Derby itself, lower, on average, than for much of Derbyshire. In the city centre, itself, there is currently very little by way of residential housing but that is due to change. Derby City Council has plans to build 2,200 new homes there by 2028 thereby expanding the city's city-living offering. Around the edge of the centre, there are a diversity of homes, from terraces to period houses and in the suburbs, there is a mix of family homes, and single dwellings mostly in the form of flat conversions and student accommodation. It has, in other words, everything you would expect of a modern city.
