Understanding the Housing Market in Newport: Key Facts and Figures

There are no fewer than 56 places in the world called Newport and 21 of that number are cities. In the UK alone, there are 14 places with that name. However, one stands head and shoulders above the rest and that is Newport in South Wales, the third largest city in the country, after nearby Cardiff and then Swansea. As the name would strongly suggest, Newport is a port city and has been so since Norman times, when the castle was built. It grew significantly during the 18th century, when it handled almost all coal exports from the South Wales Valleys and although the port's significance faded during the 20th century, it still handles around £1 billion of the UK's trade per year and has a dedicated steel terminal for import and export operations. Manufacturing plays a central role in the city's economy, with important employers being Airbus Defence and Space, Panasonic, International Rectifier and the Irish radiator manufacturer, Quinn Group. It is also a centre for public administration and financial services, home to Lloyds TSB General Insurance Division, GoCompare, Wales and West Utilities, HM Prison Service, the Passport Office, the Charity Commission and the British Red Cross. It is also home to the world's largest scrap metal shredder, which sits at the mouth of the River Usk. Its economy is worth around £11 billion and the region accounts for approximately a fifth of the economic output of Wales, as a whole. Newport is a city on the move and is growing quickly. As Wales' fastest-growing city, Newport has seen significant changes over the last few years, from new office blocks to large residential projects, to the redevelopment of its historic landmarks and city centre retail spaces. It might have lost out on its big to become City of Culture 2025 to Bradford but there is still a lot to shout about. It has been rated by Adzuna as the third best place to live in the UK, a calculation based mainly on job vacancies and salaries and their relation to house prices. However, two factors probably underpin the city's modern successes. The first is that gaining city status in 2002 brought in a lot of investment. The second is transport links. Newport is extremely well connected to other important cities such as Cardiff and Bristol. Newport doesn't offer a great deal, in terms of modern city living but development and regeneration are happening quickly and over time, more people are choosing to live in the city centre in new-build blocks. Most property in the centre, however, consists of traditional terraces. Out to the suburbs of the east and west, you will find more semi-detached and detached housing, suitable for families and because of the recent rapid growth of the city, a good number of new-build estates. Newport is much cheaper than the UK average for house prices. While the west of the city sees houses at around £300,000, in the centre and to the east houses are more normally under £200,000. There is also everything you would expect, from student apartments to buy-to-let, to HMOs.
